Can I have a conventional system in clay soil?

No, we cannot legally accommodate that request.

Is a maintenance contract required?

Aerobic sprays and drip systems require a maintenance contract. An LPD (low-pressure dosing) system can be installed in clay soils and does not require an annual maintenance contract.

What is involved in permitting a new installation?

We submit an application, an affidavit, an active two-year initial maintenance contract, a warranty deed, a site evaluation, an engineered design, and a plat or survey of your property to the local jurisdiction and acquire the permit. The permit fee varies by county, often around 400, but can be as high as 800. We grant authorization to construct, followed by installation, inspection, backfill, and authorization to operate.

I have 10 acres. Do I still need a permit?

In some counties, 10-acre exemptions from permitting are allowed, while others do not permit this. Kaufman, Van Zandt, and Ellis counties do not allow exemptions, whereas Henderson, Anderson, Navarro, and Cherokee counties do. However, regardless of exemption status, all systems must be evaluated and designed by a licensed professional, taking into account soil type, to comply with legal requirements.

Is there an alternative to sprinklers discharging the wastewater in clay soil?

Yes, an LPD or Aerobic Drip system (both legal in clay).

What is the cost?

Basic, simple spray systems start at a minimum of $8,500, while conventional systems start at $6,700. Costs vary widely depending on your home’s specifics, soil type, location, and lot size. For example, a small lot near a lake may require a more complex aerobic drip system, which may cost two or three times as much as a simple aerobic spray system due to tight working conditions.
